What's currently on your roof?
This is about tearing off your old roof — not the new one you'll pick next. Most tear-offs are already included; a couple of heavier materials add a small per-square removal charge, applied across your measured roof. It doesn't change what you can install.
How many stories?
Three-plus stories change how we stage and secure the job — that's an in-person measurement.
How many layers now?
Each layer beyond the first adds $10/sq to tear off. Not sure? No problem — we'll confirm on-site and you keep the standard rate for now.
Spray foam in the attic?
Closed- or open-cell spray foam anywhere in the attic.
Chimneys
We strip the old flashing and install new step and counter-flashing at each chimney, sealed into the masonry. Priced per chimney by material — vinyl/Hardie $275, brick $450. Stacked stone we look at in person.
Skylights
Leaving them as-is keeps your price instant, no charge. Want them replaced or re-flashed as part of the project? We'll size that up in person.
Plumbing vent pipes
The pipes poking through your roof. First 3 are included — each one beyond that is $15.
Current ventilation
What's on your roof today? This just helps us understand the existing setup — it doesn't change your price. Standard ridge venting is included on shingle roofs — if you flagged spray foam above, we'll spec ventilation at your inspection instead.
Decking, in the open
First 2 sheets included. Beyond that it's $45/sheet — up to 8 more sheets pre-authorized ($360 max), every sheet photographed before we touch it. Anything past that, we stop and call you first.
Does your roof have storm damage, or do you have an active insurance claim?
Insurance inspections go beyond our standard free inspection, so they're a separate paid service. Turn this on if there's storm damage or a claim on file.

Optional upgrade
Go further than standard.
Standard synthetic felt sheds water well — but every nail through it is a tiny unsealed opening. Ice & water shield is a self-adhering membrane that seals around every single nail penetration, and stays waterproof even if a storm tears shingles loose. In a wind-driven rain event, that's the difference between a roof that sheds water and a roof deck that's actually sealed. We already use it at your valleys, and every mechanical penetration as standard — this extends that same protection across your entire roof.
